Should I get a Building Certificate?

A Building Certificate is issued by the Local Government Authority where, after inspection of the property, they are satisified, that the Local Government Act and their rules and regulations have been complied with, that there are no encroachments by the buildings or if there are breaches of the Rules and Regulations, such breaches are not significant enough to warrant the issue of a demolition order or injunction.

You cannot obtain a Building Certificate without having a current Survey Report.

A Building Certificate is effective for a period of 6 years and during that period Council cannot require any work on the building with some exceptions (eg work required for fire protection).
