What is The Contract for Sale?

The Contract for Sale is the written agreement between the seller and the buyer.

It is the most important document. DO NOT be persuaded to sign the Contract without seeing us as only an expert legal person can advise as to its content, conditions and essential terms.

The Contract must contain the full details of the property, the improvements and inclusions and details of all matters pertinent to the sale.

If for example, the Contract does not list the curtains as an inclusion, the seller may remove those curtains, or, if the seller has verbally agreed to carry out some work to the property and this is not stated in the Contract, the seller will not be obliged to do those works.

The Contract for Sale must also contain certain Certificates from various authorities including copies of any Convenants, Easements or Restrictions affecting the property, the Zoning of the property and if applicable the position of the sewer main.

The Contract may also contain additional special conditions which could be detrimental to you.

There may be the need for additional special conditions to be included in the Contract to protect you.
