Q.What should I do before placing my property on the market for sale?
A. Consult US.
If you are selling a house or vacant land that is used or can be used for residential purposes you must have a Contract for Sale prepared prior to offering the property for sale either privately or through an Agent. It is an offence to offer most properties for sale without a copy of a Contract for Sale being available at the point of sale.

You should consult US prior to instructing an Agent so that they can take your instructions and advise you fully as to -
(a) the requirements for the contract for sale including certificates for annexure.
(b) the Warranties that you will be making.
(c) any possible liability for Capital Gains Tax, Vendor Stamp Duty, Land Tax and Goods and Services Tax (GST)
(d) whether Home Warranty Insurance Certificate is necessary.
(e) any special conditions or requirements relevant to you sale.
Q. When attending upon my Solicitor what do I need to do?
A. To enable us to efficiently and quickly proceed with the preparation of the Contract bring with you the following:

any papers you have from when you originally purchased the property.

details of any loan over the property.

Council rate notice.
